The place is good value, modern, very conveniently located in the New Town (although a bit of a walk from Waverley station, that is always my arrival point in Edinburgh), and the staff are friendly and helpful. Only thing I would say is the insulation between the rooms is thin so if your neighbour turns on the shower early you may hear it! I was more impressed by this place than I thought I would be when I first walked in. There didn't, at first glance, seem to be anything special about it, but I changed my mind quickly. The breakfast was top tier, the beds were very comfortable, I could have stood in the shower all day, the staff was great, the location was easily walkable, I have only good things to say about the property. Highly recommend if you are in Edinburgh.

Great location and the staff are very helpful. Our room was cleaned a bit later than we hoped as we rushed out in the morning (around 9:30am) when we saw the cleaning staff a couple of doors down but sadly when we came back around 2:30pm still wasn’t cleaned. Was cleaned about an hour later tho’ - so no big issue at all. We have stayed many times and will again.
