Never stay on the first floor and check your room
The people in the office were very nice, but we had several issues with our stay. Our room(102) was on the first floor with the parking garage. You could see that they had made some improvements to the room, but we also found the following problems with it. 1) Someone had put a Walmart's plastic bag over the smoke detector in the bedroom. (They took care of it when we reported it) 2) The WI-FI didn't work so they gave me an 800 number to call to get help. I did get one laptop and one of our cell phones to work after speaking to the tech rep., but our other phone never worked with their WI-FI 3) The phones in the rooms did not work even though the envelope left by a maid said "dial 0" for service. 4) The nice glass stove top had several cracks and could not be used. 5) We had sliding doors to the outside but we could not open them to sit outside. 6) The maid did nothing to our room the first day and then on the 2nd day we complained and she did very little. We had to go to the office several times and asked for things and to get her to do anything. 7) We were awaken every night by people coming in late. The garage caused their voices to echo load. It sounded like they were in our suite. I would suggest if you stay here that you stay on a floor above the 2nd floor and check out your room when you first get there.

More to be desired
That saying you get what you pay for applies here. Our suite had a run down loveseat (pull out sofa) and one plastic chair to sit on outside of two wood barstools at the island. The beds was hard but clean (no stains on the sheets, bugs, or tares). The pool was okay we only went up to it one time. It was easy beach access. At one point during our stay the breaker to our room and someone else's blew and it took 4 hours to turn it back. And our last night there was some young adults having an intoxicating good time in which the next morning my son and I stepped on the elevator and slid on puke and got off on the first floor to puke. I told the female at the front desk who said "yeah I know someone told me earlier but house keeping will be in, in 15 minutes (8am)" I met the other person who reported it at 6 AM. They allowed multiple people to step in someone else's puke. I was disgusted so we checked out as soon as i got my kids packed up. Thankfully it was the morning of our check out day.

Very good
Great price, great view, great staff!!!!
I lucked out and made this reservation only 2 weeks ahead of time which I thought was pretty good for an ocean front place with decent reviews in August. My party was 3 adults and 3 children so I got the 2 beds in the bedroom and sofa bed in the living area. This hotel is older and has seen a lot of folks and a lot of weather, but anything that was not "perfect" was due to age and weather. The staff here was the friendliest I have encountered thus far in my travels. The gentleman at the front desk (I did not get his name) let me get an extra parking pass for my daughter after he looked and saw that there weren't a lot of bookings that week. That saved her from having to park in a garage about a block over and pay daily. The elevator was slow but nothing I couldn't stand and wait for. Most elevators in hotels during peak seasin are slow, so I'm patient with that. The room was clean, as were the beds/linens etc. Could have used more pots/pans/dishes as there were 6 of is but not enough settings for 6. The beach is almost right below the balcony. If you aren't a high maintenance person who expects perfection at every turn, then this place really offers everything you need, in the oceanfront, and at a better price than anything else. I'm sure I will be back, and I will recommend to friends and family.

The condition of the hotel in general was dated. The were several issues. Overall It was filthy and dimily lit through out the entire building. There were several mechanical issues in the room. For instance, door latches did not work at all or would stick and in one case the was hinge was falling off the main door The hotel was asked to fix the issues and said, they would get maintenance to come around in the morning to address the issues. The sliding glass doors were filthy. There was built up gunk in the tracks of the doors. This is in line with the lack of general cleaning. Housekeeping had to be asked to come in change the bedding. The stove ceramic top was so covered in gunk we had to clean it ourselves prior use. The room had severe humidity issues which made the walls sweat. There was water dripping from the air conditioning vent in the main room. The water pressure was terrible. We requested to be moved to another better room and was declined. There was vagrants hanging in back of the building at the Boardwalk side. In one instance, it appeared one of the over dosed. One night several homeless people were using and shooting obsenities to guest. We will never stay at that hotel ever again. It was so bad that it was stupid

Last time
Positives: the room was clean and well laid out. The hotel location was also good: we were right in front of both the fireworks and concerts on the beach. Negatives: the exterior of the hotel was really dirty and run down. Check in took over 20 minutes because there was only one person on duty, even though they were sold out. The elevator was out of order for a significant period of time on July 4, and the day we left (July 5) there was a scheduled power outage for the whole building for 4 hours. The biggest problem was with the temperature of our room. The first night we set the temperature on 80, and it didn't get below 78 the entire night. We told( the hotel staff the second day and they noted that maintenance could not get to it until the following day. We bought fans for our room at the local Walgreens, but it was still uncomfortable as the room never dipped below 76. A maintenance man came on the third day and "fixed" the unit, getting the temperature to temporarily drop to 72, but soon it was back up to the high 70s. When I noted all this at checkout we were only offered 20% off of one night's stay, or $76 on a total bill of over $1,200. All of this left us with a feeling of disappointment, not what you want from your vacation.
