Excellent Manager willing to address issues
We stayed here two nights and were welcomed by Manager Ryan. He was very helpful and super friendly. Showed us activities, followed up a booking we had to make sure we would get picked up, explained everything. Made us very welcome and offered to be of any assistance. I had a couple of issues to begin with: - recycled toiletries in bathroom (had been previously used) - housekeeping didn't service our room but marked it as being done. - rooms are a little crowded with dark furniture making it squishy - lots of wear and tear on fixtures - limited lighting quite dark - hot room - shower curtain - water everywhere after a shower. Anyhow .... We found a fan in cupboard next morning and based on feedback management has since made a note on checking in pamphlet that fans are in cupboard. Made a huge difference. Manager brought new towels in and apologised profusely for housekeeping not bothering to attend to room and replace towels etc. The hotel is undergoing renovations. It's clear Ryan and his wife genuinely care about the hotel and their guests. The bathrooms and hot pools are being fixed up and were very clean. Bed linen and bed very comfortable. The private hot pools are so relaxing in the evening and were the highlight. Across the road from shopping centre and a 10-15 minute walk to the lake and some awesome eateries. A great spot. Filthy Motel - Don't Recommend.
Pros: Managers are friendly and helpful. Close to town and shops. Room had kitchen and kitchen facilities. Cons: The condition of the motel is not up to standard. Filthy rooms, dirty carpet, dirty bathrooms that have not been cleaned properly and have scrum all around the taps and drains. Mould on shower curtain and all over shower tiles amongst grout. Bedding in bedrooms are dirty, stains over duvet, mould spores on sheet and pillow cases and random stains on sheets, other people's hair on sheets . Rooms are dark and dingy and need lightbulbs checked regularly. Walls are paper thin and can hear neighbours in their bathrooms taking a spa bath. Cockroaches in bathroom and kitchen. Curtains are dirty and have rips through them. Not worth the money. Accommodation was a big let down of our stay in Rotorua.

Needs to upgrade
My family and I booked two studios and 1 two bedroom apartment. - room six did not have functional hot tub, carpets were old and stained, wall papers were falling apart. Room 9 had insects coming up when using hot tub, beer bottle was found, shows rooms are not well cleaned - were told not to use jett spa bath after 9pm in the apartment at all. Not great experience. Would not recomend it to anyone for the price we paid would have got better deals.

Access to hot tub.
As I have a disability the one big downside was that the hot tub wasn’t accessible so as I was looking forward to having one I wasn’t able to. There was no information nor photos that showed the way in which you got into the pool, so I was disappointed when I arrived finding it wasn’t going to happen. The car parking is definitely not big enough to accommodate big vehicles. The size of the shower was very deceiving in the photos it was ok if we had been smaller people

Double booked...
Hotel overbooked our rooms (we had 2 bkd) and cancelled our January res on the day (bkg made nov). Peak hol time in this area! Front desk refused to refund or credit our deposit prev made & said everything was Expedia’s fault and to chase them for refund - incorrect. Shower water pressure turned down so low just dribbled out & hair dryer needs replacing. Would never recommend a stay at this property.
