Hotel was lovely and clean, although broken bed
Hotel was lovely and clean with friendly staff, only off putting part was the bed was a bit broken and the fire alarm went off at half 8 in the morning, waking us up in a panic to just phone down and be told it was a false alarm because of steam from a shower.

A very pleasant stay
Comfortable rooms, loved the lounge! It was a nice tranquil atmosphere with a fireplace with a mini bar where you could help yourself

We stayed here two nights and the only time we really spent in the hotel was sleeping and getting changed so for that it wasn’t too bad. It isn’t too far from the city centre but if you’re going to be walking round the city centre as well you’ll be knackered if you walk there and back. However, it was only about £7 in a taxi or £1.70 on the bus which is right outside the hotel. The room itself was tiny and cramped the floorboards are ridiculous! They were all really wonky and so loud in the whole building so you could hear everyone walking around. There is a lot of construction work going on around the area so it’s quite noisy during the day then we were in a room right next to outdoor fans (assuming it was the plant room) so it was noisy on a night as well. The street that the hotel is on is quite dark and creepy so if I was just with a few of my girl friends I don’t think I’d stay here. Overall it’s was okay but I think if we went again we’d spend the extra money to stay on Princes Street.

A lovely stay
Lovely hotel, one of the comfiest beds I've ever slept in! Nice staff, lovely food. Only downside was that parking was quite inconvenient.

Avoid Brooks Hotel
100 year old bed, 3 floor walk upstairs, not conveniently located to main points of attraction

Bed sheets had black stains on and a few hairs on sheets. Duvet cover ripped and pillow cases looked grubby. Shame because the hotel styling was great and service spot on

Good points and not so good points .....
Very tricky parking on arrival to check in - double yellow lines all around or parking with permit only. Hotel has undergound parking (extra charge £14.00) just round the corner which is excellent & very secure. Check-in was fast with a very pleasant Icelandic gentleman on reception - he explained parking procedures & gave me the security fob. The lift was out of order (& has been for around six weeks) but he carried my case up the four flights of stairs to my "double economy" room. My room (209) was EXTREMELY small with a three-quarter size bed - I am glad I was travelling solo - however it had tea/coffee, TV, compact bathroom with shower & window that opened (yay!). No fan or a/c so at the height of summer I think it would be very warm. My room was clean & well decorated however the public corridors could definitely do with an update - the corridor doors especially are very grubby where people push them open & the tiling looks very shabby up the stairways. The public lounge, with honesty bar, is comfortable with a door opening onto a pleasant garden outside. The Scottish breakfast was freshly cooked to order & tasty although a little pricey at almost £11.00 per person. The dining room staff were friendly & efficient. I would not recommend this hotel for anyone with even slight mobility issues as there are a LOT of stairs & even when the lift/elevator is repaired the corridors are fairly long & narrow with numerous doors.

Spoilt by just one person
We only stayed for one night as we’d come up for the tattoo. First impressions of the hotel were good, the staff were really friendly and helpful and the room was clean, spacious an nicely decorated. As we left for the tattoo we had a conversation with the desk staff who told us that the door would be locked on our return so to just ring the bell. We had a lovely night in Edinburgh and came back at about 1.45am, as we approached the door I could see a young man (obviously staff not a guest) stood very close so I just tapped the glass to get his attention. Most people might have expected him to say ‘good evening sir/madame, have you enjoyed your night’ ? Basic stuff for somebody employed in hospitality surely. Not him. He swings the door open and shouts ‘ next time you come in, the bell is by there- he then feels that this isn’t an adequate enough description of the placement of the bell and feels the need to open the door even wider, ushering me out of his way so that he can prod at said doorbell. Nice. Despite the really comfortable and spacious bed, trying to get to sleep was challenging to say the least, the same bloke was yelling, laughing and generally socialising loudly for what seemed like the whole night to people in the lobby or on the phone. It’s a shame because everything else was perfect, I explained to the reception staff in the morning and they were very apologetic, it’s a shame that one person spoilt what would would otherwise have been a perfect stay.
