Great view from the room.
Extremely friendly owners. Very clean. Has a lot of amenities such as tea, coffee, water. No minibar. Bathroom and shower is tiny. Overall excellent value. View from the window straight to the sea.

Great location!
The hotel was much closer to the rail station than I thought. It was also in easy access to the historical center of Modena. The room had air conditioning that worked well, and the set up was comfortable. Housekeeping came through daily replacing towels and cleaning. The WiFi was weak, but it worked and was free with the room.

July 2019..2 night stay
Gabriele and a lady at the front office were extremely helpful. The lady went out of her way to help me with taxi and getting to and from San felice sul panaro.

Breakfast has no refill. Once there is a tour group, many items ran out

It’s all okay but nothing more, nothing less. They’re trying to be more fancy than they are. Parking can be hard as the parking spots somewhat close to the hotel are occupied most of the times, so you might need to circle around for a good while to find parking. Or pay €20 for indoors parking in their garage.

It was great to have two rooms, perfect if traveling with family or couple and need a little space. The breakfast was nice to have. Good parking out front. Close to town.

Disaster in heart of MODENA
Small room with tiny bed for one person. No real accessibility, tight lift, corridor and rooms. Big disappointment.

The hotel was fine I just had an issue with the cleanliness of the floors. Seems the floors hadn't been cleaned in a while.

Easy to access and very comfortable.
I have stayed at this hotel a few times because it is comfortable, easy to access by car, and it is easy to get to Centro on foot. The rooms although a little dated are simple but very comfortable. Each room has a vestibule that has a wardrobe,  safe and fridge and the bathroom is simple but functional. The hotel is very easy to access by car, and street parking is free if you can find it (the hotel will give you a permit). The hotel has covered parking at €20/day but you should book as i find it is almost always full. There is also covered parking at $12/day on Via Fontanelli (Parcheggio del Centro) which I find really safe to leave the car and is about a 10-15 minute walk from the hotel. The restaurant downstairs Ristorante Damedeo is excellent and i would definitely ready there again.

Trying to be upmarket
The hotel is ok but the parking is bays.marked by blue lines if you can find one We eventually paid 20 euros and parked in their garag, the hotel is about a 3 star hotel with 5 star prices. They do not have their own in house restaurant but own the restaurant next door which is 5 star expensive but good. We wanted basic accommodation and food as we were on a long journey to Greece but the total for the night was well over 200 euros and will look for somewhere a little more basic
