Its quiet an old house so you can feel the age. The owners were abroad but the stand-in host was a very nice lady. However, we were not very amused by the 'continental' breakfast, which meant nothing cooked. Only dry items with a toaster n electric kettle. Other than that pretty good overall.

More an Air B'n'B than a B&B
Not what you'd expect from a B&B. Owners were not to be seen for the two days/nights we stayed - not there for check in, didn't introduce themselves when we were in the lounge area later that night and not around at breakfast or check out. If you're expecting the homely touch and local insights, this is not the place for you. However if a chatty owner is not what you're into, breakfast was quite sufficient and the main bedroom which we had (with ensuite) was roomy and comfortable. Bathroom had no room to dry yourself and turning the light on in the bathroom during the night will give your other half a shock.

Cosy BnB style accommodation
Stay was good, hosts were very accommodating. Very cosy set-up. Only downside is the home is slightly out of the city centre and up a very steep hill, so you do need to drive around to stay here. But we very much enjoyed our stay.

My Arden House review
The proprietors were very friendly and helpful. The property is located at the top of a steep slope so walkers beware, but there was a bus stop fairly close by. On my last evening I was invited to join the owners for a cooked meal al fresco, at no cost to me. It was by way of a thank you. On my last morning the owner gave me a lift in his car to the bus station, this was very nice of them.

Delightful Dunedin B&B
We took the ensuite room and didn't regret it. The room is spacious and has great views from two sides. The house is a little bit difficult to find, but once we were there the owner was very friendly and helpful, and knew when to leave us to our own devices. And unlike some other NZ locations, the wifi worked well. Would we stay again? Absolutely.

Comfortable and Friendly B&B in a Great Location
Beautiful old house sitting on top of a hill north east of Dunedin with spectacular views of the suburbs below. Room was lovely, nicely decorated and comfortable. There were a few vacancies so the shared bathroom and toilet was never an issue. The owners lived on the premise and were very friendly and helpful. Breakfast was included consisting of cereal, toast, fruit, juice, tea and coffee.
