Very good 8.0
A good little hotel with minimal amenities
I was traveling with a student who was attending her orientation at Simmons, so the location was perfect. While she was at Simmons, I spent a day in the Museum of Fine Arts and another morning at the Gardner Museum. I used Lyft to get other places -- downtown, dinners, and to visit friends in Cambridge. Yes, I spent a little bit on transportation, but still came out ahead on the prices of the big downtown hotels. The best thing is that the hotel functioned as a little home base for us, and allowed us to get to know the neighborhood near the Fenway colleges, also. The hotel is tucked in amongst apartment buildings (a lot of student housing, I think). Overall, I was happy with the hotel. There were two drawbacks, only two: There was confusion about paying for my rooms and I arrived home to find that one of the rooms was charged to a credit card I had used to hold the room, even though I expressly asked them to NOT charge the room to it. The rest were paid for the way I instructed. I don't understand how that happened and it irritated me. The second -- my room smelled like stale cigarette smoke, something I haven't encountered in a long, long time. While I didn't notice it when I was room in the room for a while, every time I arrived it was the first thing I noticed, and that made me sad. Old cigarette smoke is a depressing smell.

An adequate hotel....
It's tough to find hotels in this area. We've stayed at Envision several times before and I would have rated it average to good. Envision is an older building, with smaller rooms and bathrooms that wouldn't be out of place in your mother's (grandmother's?) house. This stay was a bit rougher for a few reasons, most fairly small but they add up in terms of impact: wonky air conditioner (glad it was cool outside so I didn't have to use it), poorly draining tub drain, and an out of order phone (which I consider to be a safety issue). A larger issue is parking: the hotel advertises valet parking but the lot is tiny and difficult to park in - which was brought home on this trip when a car was brought out badly scratched on the side (also, on a previous trip we drove a standard transmission car and none of the parking attendants knew how to drive one). I do have to say that staff are pretty uniformly polite and seem to be really trying to do their best. My room was relatively cheap for Boston - even with the issues above, I would probably stay there again if I could get the same price; however, I do have to come back to Boston and since the Envision room price was about $100 more per night so I will try a different hotel.

Great staff
I stayed at this hotel before a doctor's appointment. It is a short distance from several Boston medical facilities. The front desk staff were very friendly and helpful. Check-in was quick, as was check-out. I was unable to find a place to park in the front of the building but the valet walked to the side street to get my car to park it. Parking is $25 per night. My room was very clean, quiet, and comfortable. There was a Keurig coffee maker, fridge and microwave in my room, which was great, as I only saw two places for takeout nearby. Hence the boutique description, there is no restaurant or bar in this hotel. The fitness center is very small, but clean and all the equipment worked well. My only complaint, which wasn't a big deal due to the valet, was I had to drive by the hotel several times to try to find a place to park to check in. I would stay here again.

!! Several rooms are below street level w/ no view
I was put into a room in the basement. Technically they might not call it that, but it was down one floor from the street-level check-in, and my windows were below ground level, thus my view was of the trench wall about 3 feet away (the trench being necessary to let some light in. Disgusting view - see the photo that I uploaded. When I saw the room, I asked to change, but was told it was not possible because the hotel was completely booked. I was given no information when I purchased this reservation that my room might be below ground level and have a view only of a wall 3 feet away. It felt like being in a prison. Breakfast was horrible - a few dry cereal containers and nutrition bars. The "happy hour" was similarly horrible. A sloppy tray of chicken wings and some other stuff, squeezed into a corner by the reception that is not convenient. Really really shockingly bad.

Fine but overpriced and not a boutique hotel
I am not sure what to say about this place. I needed to stay near Jamaican Plain for an early morning meeting, and this hotel filled that need. First, the good things: The person at the front desk was very nice. There were two bottles of water in the room, no charge, and a small Keurig coffee machine. I was not wanting for anything in particular. That being said, my room was actually below ground - it seems that the hotel has several floors above ground, and 2 (?) below. Also, the room was tiny, and although clean and nothing broken or wrong, very plain, cheap furniture, etc. As for the neighborhood, it seemed ok but it is urban and right over the border of a not-so-nice neighborhood. Honestly, for over $300 for the night, it was disappointing. They call it a "boutique" hotel, this is a misnomer in my opinion.
