Very good 8.0
Very nice small resort!
Beautiful beach resort with friendly staff. They all make a strong point to learn your name. The resort is very small, which we liked. Still, there are 2 pools and plenty of chairs at the beach. There is 1 small restaurant and it's very casual, but overall, the food far exceeded our expectations. The adult beverages are a little weak, but not badly overpriced. The rooms are large suits. Lots of fans and good AC. We found the beds and pillows to be very comfortable. It had a soft foam mattress topper and fairly thick firm pillows which we liked. Small kitchen with 2 burner stovetop if you want to shop in town and cook meals. We didn't use them, but the families that did said it took a long time to cook as the burners didn't get very hot. The bathroom has a large shower, but do not risk taking a late shower. There are unpredictable after hour times when the resort water pump shuts off to run a recycle program. We tried to shower around 10pm the first night and lost ALL water until sometime in the morning. The resort has a small selection of new Blu-ray movies to borrow for free. Bikes are also free, but it's about 45 min to an hour+ into town, so be prepared if you're not used to riding. The roads are pretty chopped up in many sections. You can rent golf carts from the resort too. They aren't cheap or even a whole lot faster but they're far more comfortable and if you're going to buy a bunch of food or booze they're practically a necessity. The water taxi is $10 pp each way.

Never Book This Hotel. Find Another Place to Stay.
We have traveled around the world, and this so-called resort was the worst experience we have ever had. We booked 3 villas and requested adjoining rooms on our reservation. When we arrived, we had been placed in 3 separate buildings. When we asked that the "resort" reconsider, they made a minimal effort and then cited the Expedia no-guarantee policy. After that, things went down hill. We had several days when there was no water in our rooms, hot water was limited, water pressure was minimal. As a party of 6, we were consistently denied the pleasure of dining together in the restaurant, as we were told it was impossible, even if there were only 2 other diners in the whole restaurant. The bar and dive shop were washed away by the hurricane so you have to go elsewhere for these amenities. While we were there, multiple other guests attempted to leave the "resort" because of these issues. Based upon the "resort" and Expedia website-posted amenties and guest reviews, we booked this so-called resort. We were extremely disappointed by the lack of amenities, the staff response to our basic requests, and the lack of basic needs such as daily access to water. We would never recommend this so-called resort to anyone. There are far nicer resorts with far nicer amenities that we ended up spending our time at since our so-called resort didn't have any.

Exceptional 10.0
Relaxing stay at X'Tan Ha Resort
The staff were extremely friendly, pleasant and courteous. The buildings need some TLC with some crumbling exterior facade and tired furniture in the units. Views are from ground unit 8D. Unit was very comfortable and spacious. The sea weed was overwhelming and very pungent at times but entirely due to nature and unavoidable. To their credit, X'Tan Ha had as many as 6 people working daily and brought in a tractor to remove the sea weed. The resort is a bit removed from town but accessible by water taxi. The dirt/limestone road was full of potholes and a tough ride by bike or golf cart. Best bet was water taxi scheduled every 2 hours - about 25 minutes to town up until 10 pm. If you are looking for easy access to other restaurants you may want to stay closer to town where you can walk along the beach or road that is paved as far as Belizean Shores Resort (another Sandy Points resort). The food at Temple Run was good but unless you use the unit kitchen facilities or go into town, the menu can seem repetitive. The water got very odorous a few days and many asked/complained about it (bad enough where you did not want to shower or use it). Drinking water is bottled (5 gal. dispenser)and refilled. For some seclusion and relaxation on the beach and by the pool, it met our needs and was great. If you are looking for more action, try somewhere else or closer to town. Free use of kayaks and paddleboards was great. Easy to arrange excursions with tour company on premises. Great weather.

Great beach front resort!
I cannot say enough about the wonderful staff at this resort. We were picked up promptly from the ferry dock by resort staff, and put on a (free) 20 minute boat ride right to the resort dock. There, we were greeted by Julie and taken to meet the restaurant staff, given delicious (complementary) cocktails, and walked around the grounds and into check-in. Everything was a smooth transaction. We stayed in 4A, which is a 1 bdrm pool/partial ocean view. Great size, inc small kitchenette w/ stove and all the plates/utensils one would need to cook up a snack. The big king bed was VERY comfortable. Pretty sure it was memory foam. Honestly the only negative thing I can say about the room is it does seem dated. Paint chips on furniture and the bathroom smells of paint thinner, which we later realized is the smell of whatever they use to clean the tub. The tap water on Ambergris is so harsh that the tub rusts from the dripping faucet. Not their fault, the room and bathroom are absolutely spotless so this didn't bother us. The grounds are beautifully kept with one kids pool and one adult pool. The beach is excellent, especially in comparison to other resorts. This is the only resort I've seen that cleans up the sea grass, giving you some room to get into the water and enjoy the beautiful Caribbean water. And the water trampoline is a lot of fun to bounce around on or simply lay out on for hours. They also offer complementary kayaks & SUPs. You won't regret staying here.

Good 6.0
A good trip but wouldn't repeat
Cleanliness&Friendliness: staff was very kind and attentive. Everything was well kept from the beach to rooms. Absolutely no complaints. Room: Was well furnished and kept cool. However, if you are looking for a fully stocked kitchen you will find only 3 pans, silverware and dinnerware, a spatula, and a can opener. In addition there is an oven and microwave. There are no knives of any kind. And the pans need oil if you intend to cook. The bed was nicely made but it was a two foot deep memory foam bed. We generally prefer a harder bed and after a while we couldn't stand the squishiness as it felt like a sink hole. Also the beds move easily... if you're doing anything active. Something else of note was that the smell in the room was putrid at times. It was occasional and smelled like sewage. We are told that's the nature of the island, however. As is the low water pressure in the shower. We even lost complete pressure one time for 10 minutes. Wifi: Fairly good! However as our room was on the furthest corner, we only received wifi by the door. The closer to the front/beach, the stronger it was. Activities: Paddle boarding and kayaking here was by far my favorite activities. We were able to kayak out to the reef and snorkel there. Very beautiful turquoise water with lots to see. We even once took the complimentary bikes into San Pedro (15 mile round trip). The ride was tolerable but definitely full of mosquitoes as the road is a lot of swamp water and garbage along the side
