How Disappointing not clean And Rude Staff
Easter weekend arrived in Melbourne at Oaks hotel On William Street on 13th Thursday. As we entre building No smiles for me` at all just two girls that looked at me with nasty looks on there faces and attitudes to go with it. One of the girls did not even say hello just snarled at me . The Other just as rude. She asked if I wanted upgrade for another $40.00 because as she said( you wont get a view just a wall to look at,) with her giving me daggers and here we are the Customers just got to Melbourne have not even seen the So called room let alone the upgrade. We entre room and there was finger marks all over every thing. It doesn't look like its been cleaned much at all. long story short. WE had booked for two nights in the morning of second day at 7;30 am we departed the OAKS ON WILLIAM A DAY EARLY . ALL THEY OFFERED WAS THE UPGRADE BACK AMOUNT $40.00 (WHAT A JOKE )JUST ANOTHER MONEY GRABB. AND SO ALL UP IT WAS A BIG FAT DISAPPOINTMENT. AS WELL AS NOT GETTING REFUND ON ROOM. IT COST ANOTHER $460.00 TO CHANGE FLIGHTS A DAY EARLY. I WILL NOT BE GOING BACK TO OAKS HOTEL AGAIN VERY SAD TO SAY THE LEAST

Location is good. Improvement for service.
We have booked 2 city view rooms, and the rooms they provided were at different levels. Which we felt that they should have known ahead and arrange the rooms on the same floor. The room with cityview is big and we liked that its equip with facilities like washing machine and dryer. Location is very convenient. However the service they provide is really disappointing. We have requested for an airport transfer over the counter right upon checking out as there was a promotion going on ($20 per head) and staff Sawjad assisted us with the booking but we were told that there is a system error for online booking and it will take some time for him to process (we waited for 45mins while he tried to book the service for us, however it was unsuccessful). He promised to give us a call once the booking is confirmed but we did not receive any call for the whole day. We returned to the hotel at 5.20pm and checked the status of our booking and were told that its not booked yet so staff william assisted us with the booking and we were told to wait 40 mins for the transport. When its already 6pm, there was no bus to pick us up and we have to book an uber on our own in the end! We felt that the staff should have informed us earlier on the alternative instead of plain assuring us that the service has been booked when in actual fact that there was no booking made. We hope that they can improve on this service.

Modern appartment tower near city center
The apparment tower is next to the Flagstaff Train station and within the free tram zone, which makes free public transport quity easy. Also the hotel is in walking distance to the CBD, a lot of restaurants, sightseeing spots (Melbourne Gaol, Parlament,...). I guess it is rather new - the furniture is modern, fully equiped kitchen (incl. Oven!), nice bathroom and comfortable bed. The room has a good size and because we booked the studio appartment we had a nice few over flagstaff park and Melbourne Star. only minuspoint: If you book via Expedia you have only 30min WIFI per day available (and it means if you use it on the first day at night, you cannot use it for the next 24 hours). It is not state-of-the-art do not offer free WIFI in my point of view. A few days before the arrival I got a message from the hotel saying I can upgrade the room for a discounted amount. I answered to the given mail-adress in this message saying I would like to upgrade my room and did not get any answer. 2 days before our arrival I checked the hotel website and figured out that they gave me the wrong email-adresss, so I sent my mail again with the hint that they have given the wrong adress (i guess this is a standard mail and maybe more people did get this), I got the upgrade but was kind of disappointed that they did not even apologize for what was obviously there fault and they would not get the extra money, if I hadn't searched for the correct email address.

Needs too much work to ever stay here again.
Appalling condition and staff attitude. First off, the room was unfinished. There was no plaster on the ceiling. The table in the room had a layer of grime on it, and was disgusting. There was dirty water left in the bottom on the dishwasher. We went to Reception and stated that "we had a few concerns about the state of the room". Their response was "What were you expecting?". Really? This response shows that they are so used to getting this from customers that they already have their answers lined up. I replied that a plastered ceiling would be expected, and the guy backtracked saying that some of the rooms were still being finished off. When we raised this to another staff member, she stated that it was designed like that as a lot of their residents "love it". The "furnished balcony" was tiny and consisted of one plastic chair and one table with a view of a tower block. The room itself was fairly large and the beds were comfortable. Their was a handy cafe next door for a cheap but good breakfast, but staff attitude, prepared excuses and cleaning all needs improvement. We asked for a quiet room, and got one, but the whole corridor stunk of Asian food. Never again!

The location for this hotel is really what's best about it. We checked in late, and had to pay AUD$30 PER DAY to park in the hotel ramp. The photos of the hotel make it look more upscale than it was. There were random barefooted young people hanging around in the lobby -- I gathered they were long-term renters? Anyway, no real issue there, just expected more of a business clientele. We got the key to the first room and when we went up it hadn't been made up, so we went back down and the recepcionist gave us a different room. The room was fine, though the furnishings are somewhat outdated. The lights over the bed didn't work, and there was no coffee maker (just a couple packets of instant). We were in room 1613, and the view over the city and the park from the balcony was very nice. I recommend gettng a room with a view! The bed was comfy and the room was clean. It was a fine place to stay in downtown Melbourne, so from that perspective I can recommend it, though I wouldn't call it the best hotel I've ever been to -- it was okay.
