Amazing fast checkin and lovely staff the afternoon we arrived. However we found the room to be a little less clean that expected; wrappers, hair, etc in most of the draws. The walls in the bathroom really need to be washed down as there was what we thought to be dried blood. The sheer curtain and one pillow had a spot of blood on it as well. However, if the room had been properly cleaned then I would have nothing really negative to say. The hotel is in a perfect spot close to the city and besides the above the room was really nice.

The second we walked into the reception we all had the same thought, 'what is that smell?' it smelt like damp carpet and that didn't change once throughout our stay. In fact, once we got upstairs the smell would get worse, the hallway was horrible, it smelt like decay. Once I made it into the room I laughed, what a joke, if you'd showed me the photo from the listing and a photo from the room when I walked in I wouldn't of told you they were the same place. All of the electrical appliances were unplugged at the wall, when I climbed under the desk to plug in the TV and SkyTV (the only shining light) I found a full uneaten Oreo cookie, was this room even cleaned before my stay? After checking through the rest of the room I found smoked cigarettes outside the room on the balcony, there were paint chips all around the room, the bathroom had dust along the skirting boards and the cupboards had thick dark sticky stains. The shower had brown staining in the bottom of it and the shower head was broken, it hung so low that when I stood in the shower it was level with my chest... I didn't shower at the accommodation. The carpet had a wet spot that was very sticky to the touch and cold. When we asked the receptionist if the breakfast was any good, he hesitated awkwardly, then told us it was great, come on! The whole experience was awful, I would compare this hotel to a hotel that charges by the hour and wouldn't be surprised to learn this place does. DO NOT STAY HERE.

The staff at Reception were friendly and helpful. There were no lifts and the staff carried our cases up the staircase. The room was very basic and dated. However, it was clean and tired. No soap holders in the shower. The taps were old and tired. Water pressure - just okay. Large communal kitchen. Sufficient parking. Restaurant on site. We were not too fussed, as we only spent 2 nights there and it was just a place to sleep. Overall, it was satisfactory.

Not the greatest
We were a bit disappointed in the 4 Canoes. The bldg was pretty old and definitely in need of some upgrades. When we flushed the toilet, it kept running and running. There was no AC (which is fairly typical of NZ, but in Rotorua it's advisable to get a room w/AC so you don't have to constantly smell the sulphur. We chose the hotel, online, because it said it had 3 pools. One was no more than the size of a hot tub, the one that was heated by a thermal spring was dirty (black from the thermals, perhaps?) The 3rd pool was small, but nice. We asked for a refund but Hotels.com and proprietors would not grant it. Hotels.com said they would give us a $50 credit. We switched to another room, with a working toilet. For some reason the shower head was installed very low so my husband, who is 6'2" had to literally get on his knees to take a shower. The TV said 'no signal'but by that time we were too tired to contact mgmt again. The proprietors tried to be accommodating. They were stressed because there was some electrical issue w/the hotel that they were trying to get fixed. On a plus side the beds were comfortable. The next day we found a nice farmers market w/live music in downtown Rotorua, which lightened our moods.

meeting basic needs, no high expectations
Waited for 10 minutes when I got there cause no one was at the desk to check in customers, apparently the staff was at a smoking break but they should go to a location where they can hear the bell. The room was alright, meeting basic needs and the TV doesn't work at all. The walls are thin so you can hear people talking or walking along the corridors, or directly next to your room. We were given a room with a view directly to the spa, and there were people making use of the BBQ facility right by it so the smell definitely is noticable. The share kitchen facility is fine, no dishwasher so you'll have to clean it yourself and cooking oily food will cause the whole kitchen to smoke up as the exhaust system doesn't seem to do much to help sucking out the smoke. There's no air conditioning in this hotel so you will have to open up the window/door for some fresh air. Paking on site is free and it does seem to be full in busy season but it shouldn't be a big problem.
