Dingy, Horrible Service, Not Secure ... Avoid!!
When we arrived (at about 6:45), there was no one there to check us in. There was a guest sitting on the porch and he said that they put keys for 'late' check ins in the mailbox. So, we opened the box and found the key to room 7. Perfect ,.. or so we thought - we went up to the room and found other people staying there. I called the number to the hotel and someone who barely spoke English answered. She said that the key was in the mailbox. I explained what happened and she said she would be down shortly. When she arrived, she reached into the mailbox and pulled out another key, which had fallen to the bottom and handed that one to me -- there was no name on either set of keys or indication of which room belonged to which guest. We muddled through the check in process and then went to room - Room 2. When i opened the door i was upset to find that this room was not nearly as nice as the previous one. It smelled musty, the comforters looked old, and it was just all around dingy. We had already paid, though, and it was Labor Day weekend so the chances of us getting another room was slim. The stay did not get better - no one who worked at the hotel spoke a word of English - when you are trying to get help from people or need questions answered, this becomes an issue. Not only was this hotel poorly managed and the room was gross, but i also did not feel my things were secure at all. Horrible experience - this hotel should be shut down.

The manager/?owner was very helpful and knowledgeable of area. Early check in was allowed The breakfast was freshly made and delicious, with a variety of options. Very clean and new, contemporary for older area. The bathroom was small with limited counter space but an awesome shower. The front porch was relaxing. The location was great for walking either to mansions or to downtown, or a 5$ lyft to harbor. We had first floor guest room off porch which music came on loudly at 8am, as well as, had to keep blinds closed tight leaving room dark. Would recommend and stay again.

Lost Night...
Started off great for a last minute booking in Newport. Check-in was great. Innkeeper explained how everything worked. Gave good information about the surrounding area. NOTE...last minute booking risky because checkin is only allowed between 3pm-5pm unless you call ahead. Room booked was in adjacent building, which has actual tenants living next door and above, so be aware of this as well. Later in the night/early morning 1am hour, the next door tenants starting having party and made ridiculously loud noise. And because the innkeeper doesnt stay onsite overnight, had to call him at 2am to ask what to do. Since we was not around, was instructed to call the police, which I did. Noise finally ended around 4am. This made the overall experience VERY unsatisfying. Let an exhausting long written message for the innkeeper in the morning upon checking out with on site morning staff. After reading my letter later than day, innkeeper contacted me to say he was taking 50% off that night rate for the inconvenience. Still wont be staying here again upon any future visit to Newport.

Nice B&B walking distance from town and Cliff Walk
My daughter & I stayed three nights and had a lovely time. We arrived after hours, but the owner had called us ahead of time and gave us instructions how to enter the house and our room. We met the owner briefly the second day we were there and never saw him again. Upon checking out, we gave the keys to the kitchen staff. The location is about 3/4 mile from the center of town, so not right on top of everything. It's on a quiet residential street with parking behind the house. That was a godsend as parking is a real issue even as far away as we were from town. There is lots to see on a main street just a block away. Breakfast was prepared by two sweet women and it was quite nice and adequate...eggs, waffles, omelettes. There was also the usual assortment of breads, cold cereals and yogurt. One morning, though, we went to Annie's for breakfast. It was just a block away and is a classic breakfast diner. We had the French toast. Yummmm! The room was very comfortable. We would recommend this B&B.

Good stay for the price
The inn is in an excellent location outside of the busy downtown but close enough to walk. Parking was easy, as they have a lot in the back and plenty of street parking in the front. We were greeted warmly, and check in was easy. The room was just what we needed with a big bathroom. The only negatives were that the floor had some dirt and dust in the main room (bathroom was very clean), the bed was too firm for my taste, and strangely, there was water poured into the shampoo bottle, almost as though they were trying to stretch the product from a prior guest. That left me with an unclean feeling, but we only stayed one night, and one shower, so not a big deal. Breakfast in the morning was excellent with typical continental items, but also made to order eggs, bacon, and waffles! I am undecided if I would stay again. It was an overall good stay for the price, but I think I would pack my own soaps next time.
