Good 6.0
To start - THE WIFI IS AWFUL HERE - DO NOT BOOK THIS HOTEL IF YOU ARE WORKING AND NEED ACCESS TO RELIABLE WIFI. The floors all use a singular wifi with very low bandwidth, naturally they book rooms one floor at a time, so no matter when you stay you will be fighting over one router between 10-20 devices. It is truly the worst hotel wifi I've ever experienced. That said - if you don't need wifi there are plenty of good things about the place. However, I don't think it really deserves the 9.0 rating out of the thousands of reviews I see on here. THE GOOD - Bed was some of the most comfortable I've found in any hotel in Asia. The shower has excellent water pressure. They provide the essentials like shower soaps, toothbrushes, razors, toothpaste, etc if you need them. There is a trouser press if you need to iron your pants, a solid sized TV, a safe that fits a large laptop, humidifier and a decent desk if you need it. The location is good, plenty of open restaurants around and steps from the subway (Not a JR line, if you plan to use your Rail Pass though) THE BAD - This is not a place to stay if you are on business or with a partner. Besides terrible wifi (A hotspot won't even work well here.) There's hardly enough room in the tiny rooms for two people. They will not clean your room unless you stay longer than 7 days, so be prepared to make your own bed and clean up after yourself.

Very good 8.0
Excellent location, overall a good experience.
Excellent location! Great customer service. Clean hotel. The room itself is quite small but hotels are all like that in Tokyo so that’s ok. The bathroom has some sewage smell sometimes which is somewhat unpleasant, and the air flow seems not very good in the room maybe because it’s small and there are no windows (government requirement/building code I think). Overall it’s a good price for what it is. Rating wise I wouldn’t think it’s 9 out of 10 though (as shown on the site), it’s more like 7 to 8 in my opinion.
