Disappointing room, disappointing service
1). The images on the website are VERY misleading. The online focus is on beautiful newly renovated rooms as I would expect from a Hilton property. My room, however, was extremely old, dirty, and tired looking. The bed was not made properly exposing the mattress, the glass door was damaged and was very difficult to open, the ceiling had cracks, you could see through the edges of the door to the outside, the Playstation 3 HDMI cord was broken and had to be positioned in a certain way to work, etc. I felt misled and this was disappointing. Additionally, the pictures of the beach online do not make it clear that there is NO OCEAN FRONT SAND BEACH. Our favorite activity is walking beaches and we had to go the competing hotels to experience this at our own expense. 2) The Check-In process was another misleading event. The check in person said that there are no golf courses affiliated with the hotel and I would have to find one on my own (this was not true), the check in person said that "all water sports are complementary" (this was also a lie, we would have to rent everything), they said that the renovated rooms are for owners only and the whole hotel was converting (also not true, there were renovated rooms available and the building was way under capacity) 4) We were disappointed in the many many fees: $10 room service fee, $33 parking, Rental fees, $40 per day resort fees (I am not sure for what since not much was included)

Unexpectedly bad
This is a hotel that charges a lot for little return! Check in was difficult due to having to park at one area and then lugging your suitcases to a tram area, wait for the tram, haul your luggage on and off the tram and then walk a distance to your room. The room needed updated. Wallpaper needed repaired. To pay almost $400 for this was ridiculous.

Overall, the property is very pretty. We are a 50 something couple, so many of the perks are mainly for families with children. First let me talk about the room: the bathroom and linens were clean and maintained during our stay. However, the room had not been dusted in awhile. The property, in general, is kept clean and maintained. We ate in two of the restaurants and the food was very good. The main thing that would prevent me from staying at this property is the tram. It kept me awake. I don’t think I was the only one. Of course, it’s for guest convenience, but I’d rather have it quiet at night. Now about service: well, it could be improved.The front desk, some servers, and the employees in general seem annoyed or just “put out.” Now, the young man bar tending in the Nui Italian restaurant was very friendly and attentive to all of the patrons. In the serving staff’s defense, they seem overworked and short staffed. I felt sorry for some of them. If the Hilton wants to present this property as a “resort” and charge resort prices, then everything should be top-notch. They weren’t even that busy and service was subpar. It was not a horrible stay. If you don’t mind the cost and have patience, you can have a nice time here. The kids will love all the pools and the lagoon is pretty cool.

Over priced and under-delivered!
We had two primary issues with this property: its age is starting to show and it was not as advertised on Hotels.com. From a 3" chip in the bathroom vanity to a gap under the door, nearly unusable WiFi, and uncomfortable pillows (no options). Black mold inside the [clear] tub knob and in pits in the marble surround. Large areas of the pool coatings chipped out. As for the listing vs. reality: * "Separate sitting area" was a worn sleeper sofa w/ no arms - and no comfort * The "55-inch flat screen TV" morphed into a 10 year old 37" TV * There was no microwave (eliminating snacks and quick meals) * The "coffee/tea" maker was a Cuisinart WCM11 that only used pre-made packets of coffee. (The packets supplied were poor quality coffee. In Kona they couldn't offer acceptable coffee! We bought and used instant instead.) * Buried in the listing was an "optional extra" that self parking is $33 - however, there is no optional about it unless you don't have a car. There are no optional parking areas. If you have a car you WILL pay $33 plus tax per day. (If you add in the resort fee and tax that's $78.98 per day not counting the room.) ...and the parking is at the far end of the complex - typically 20 minutes away by tram and walking. * Everything at the on-premises restaurants (or other services) is much higher than out of the resort. Pizza starts at $22 and goes up to $52 - EACH! Your package may be a bargain, but watch out. Everything's overpriced and it's inconvenient to leave...

Bad Experience! Ocean Tower rooms are dated!
I felt like I walked a mile to get from the front entrance to the front desk to check in. Once I got to the check in the agent told me about other mandatory charges that was not disclosed in my confirmation. Also, when I got to my room it was old and dated. I was next to the elevator - it kept me up most of the night! The carpet was so filty, I could'nt walk bare foot.

Very disappointed in takeover of Hilton Grand Vacations. Hilton did not allow us to us to use gym in Ocean Tower. Need to walk more than a mile to use other gym. Check out time is ridiculous - 10am for a hotel room! Other parts of property have noon check out! Parking is outrageous $33 for self park $39 valet. Also, VERY expensive resort fees.
