What I like was the convenience of sights and food. My room wasn't really cool even though AC was running all night. Plus shower doors didn't close properly and floor was continuing getting wet. Staff was helpful with everything.

I loved staying there mear steps from Colosseum and some good restaurants. I loved being able to walk out the hotel and just wonder you never knew what relic or piece of history you’d find. The only down sides to staying here it’s still 8/10 is the ac turning on and off all day and night was driving me nuts. Thankfully I brought a portable fan to keep air moving and help me stay cool. You can’t change the ac at, that’s a bummer. The mattress was very firm I actually ended up with some bruising and soreness from sleeping on it, it always felt like I was sleeping on a rock. Lastly, the lack of English speaking shows and or channels. Only found one channel that played English shows but the same episode that played in morning was repeated at night and was only a couple shows otherwise everything was in Italian. I know it’s is Italy, but I don’t speak the language so watching Italian shows I was finding very hard to understand them. Other than that amazing stay, staff very friendly and helpful, cleanliness was amazing fresh towels and Necessities any time needed.

Could be better, but it was okay.
The “hotel” is a Bed and Breakfast. Located in a building with other B&Bs. Our room was located right next to the reception desk. The A/C was only able to turn on the fan but no cooling available because of the season (according to the receptionist). The floor was filthy the first night. The second day we spoke to the receptionist/Cleaning person/breakfast server about cleaning the floor and she did a decent job cleaning the room. But they need an actual cleaning person, not have one person do it all. Bathroom shower was moldy and the bathroom doors were damaged. Breakfast was decent. However, You really can’t beat the price or the location. The proprietor just needs to do a better job with cleanliness and A/C availability. We were pretty disappointed with the lack of cool air, but really enjoyed the location. The room itself is pretty roomy too.

Perfect for a long weekend with the other half
Upon booking i saw that this hotel had average reviews but I still decided to book for the location and it was probably the best decision i made. Location Perfect! Depending on the room, look outside the window with the Colosseum in your face. Come out,walk around the building and you are literally outside the Colosseum, less than a 25 second walk. Upon Arrival the hotel is located on the 2nd floor of a building with only 5 hotel rooms - hit number 12 to buzz yourself up...initially when walking up you do think twice about the booking as the corridors are narrow and not well lit. Check-in:- Greeted by amazing Staff, English speaking and checked in within 5 mins...Shown around the room. Room:- 2 single beds pushed together to make a King...however i was unaware of this until the last day - so very comfortable! My biggest issue is a clean bathroom and i was not disappointed with a great shower, clean toilet, sink and perfect lighting. You get a sink in the room with cooking facilities such an electric hob and cutlery. Perfect sized TV with 1 or 2 English channels (5 and 26 i think) along with English music channels. Air-con in the room, with a massive air-con unit near the window and very powerful. Perfect lighting in the room. Come in and out the hotel when you wish. Emergency number in the room with WIFI password...not too strong but usable.Room cleaned if needed, new towels if needed, Iron upon request. Breakfast GREAT! Check in for your return flight @reception

We had a lovely stay in the appartment, but I do agree with others that it is difficult to find. The only issues we had were one morning there was no hot water and then on our last morning we had no hot water and no electricity. The staff were extremely polite and helpful but obviously this was not their fault and they did their best.

Comfortable and convenient
Our stay at Maison Imperiale was very pleasant. We stayed in the large suite. If you open the window and lean out, you can see the Colliseum just down the street. An excellent location! The room was spacious and comfortable. We were pleased with our stay. Breakfast was somewhat minimal with toast and jam and store bought sweet things in wrappers, but that was OK. If you want a better breakfast, visit the cafes on the same block. Let me mention a few problems not because they were serious, but because they were minor and easy to fix. This is not a hotel, it's a bed and breakfast. It is located in a building on the second floor (1st in Europe) in a suite of rooms. This should be made explicit in the listing. Our cab from Roma Termini got us there very quickly, but we were looking for a sign, something to let us know we were in the right place. It took a long time to discover the name on one of a dozen doorbell ID signs at the front door. Customers should be explicitly told how to get here and how to get in when you do. Another issue, common in rented rooms, is the absence of a place to put your soap in the shower stall. The shower arm was loose and had to be tied to the rod to stay up and the beautiful new tiles were, I guess, too pretty to drill a hole for a soap dish. Finally, even on a hot summer night, with AC running, it's nice to have a blanket in addition to the sheet. There was none in the room.

Scam Hotel - Do not book here
Clearly a scam hotel. When I checked in, was told that there was a power failure. Was moved to another hotel and was "market" as a better location. Power failure is unavoidable but the re-located hotel was in a bad location and 10 mins away from the nearest train station. The room wasn't up to standard and no internet connection. I booked Maison because of location and Coliseum view. Maison staff claimed that they sent me an email which I didn't receive. Secondly Maison didn't even tell me what was the name of the re-located hotel. I had to ask the taxi driver who barely spoke English. I googled Maison and found similar stories about waterpipe burst and power failure. Guests were located to bad location and bad hotel rooms. If Maison is having so much water and power issues, they should shut down and not operate as a hotel. Maison enticed you with their Coliseum view but send you to a 3rd rate hotel with their water and power issues. I hope hotels.com will blacklist and remove Maison from the hotel listing as this is clearly a scam hotel; protect your customers the travelers from hotels like Maison. My last leg of my holiday was ruined by Maison.

Avoid this hotel
Do not book this hotel as when we arrived there we were told that there was a problem with the water and electricity and that we would have to stay in accommodation 10 minutes away (which did not offer a coliseum view in a deluxe suite). Instead it was in a rundown part of town with staff who didn't seem to care. The breakfast offered was very sub standard and the only view we had was of a wall and dirty washing from neighbouring flats.

Was not a hotel , but an apartment converted.
The apartment was clean. Impossible to find as no signage & an apartment. A kettle was provided with cups & a few sachets. Breakfast was a cold arrangement. The first lady that attended us was fairly abrupt & unhelpful with no advice or help. However the gentleman the following day offered lots of help & advice, which was a Shame as our last day.

Excellent location
Lovely rooms with a great view and 2 minute walk to colosseum. Perfect for a short stay, with breakfast served to your room. Staff are helpful. Ideal for couples bars and restaurants close by and great location for walking around Rome and it's sights. Room has small kitchen area if you want to cook, fridge and kettle for use too. Beds are comfortable and nice bathroom and they are cleaned daily. Can be a little bit noisey late evenings outside but stops at about 12. We had no faults staying here and would go back again

Could not have asked for more!
Our holiday didn't get off to a great start, however we were greeted by a gentleman so helpful, kind and friendly. We instantly felt more relaxed and at ease. We encountered a few problems (wrong travel plug brought :() yet nothing was too much trouble and was fixed within minutes. We needed to alter our breakfast times on different days which was no trouble at all and all of the main spots we wanted to visit were shown to us on a handy map. Our first experience in Rome was an amazing one thanks to this person and the hotel we stayed in. The hotel was clean, tidy, so much bigger than we expected, extremely good value for money and the service was second to none. We would definitely recommend this hotel and visit again!

Great B&B close to colloseum
Clean, great location, very friendly staff, modern style room design, good solid wifi (many european hotels i have found have spotty wifi). Note, this is more of a bed and breakfast than a hotel....although you arent staying in someones home, this is a large reconfigured condo unit with 4 rooms that are setup like hotel rooms on inside (own washrooms and showers, safe, etc).
