Plenty of Options-don't choose this one!
The location--phenomenal. But, there are plenty of places in that area. Don't stay here. The front desk does not seem to have it together. The actual place--just okay. We reserved 3 nights in a Bay Window w/ a King, but got a standard. Ok-no big deal. We went back down to explain the problem, which is normally not a big issue but there's a big price difference between the 2. We totally understand--things happen, but when we asked for a reimbursement for the difference, they seemed very unsure of how to do that. They couldn't even tell us the difference in price between the 2 rooms in general. Strange. They did say they'd make a note in our file and that for the other 2 nights, the room we reserved would be available so to come down to the front desk to change rooms in the morning. We did just that, but the morning people had no idea what was going on. There was no note on our file. Luckily, they were able to accommodate the change. Then, when it was time to check out, we asked for written confirmation that we were not given the room we reserved for 1 night and inquired once again about a refund. They said they couldn't give us anything in writing since we booked through Expedia, but not to worry bc they had already contacted them to let them know. Well, we booked through Hotels.com, not Expedia. When we mentioned this, he said, "oh they're they same." Ok...I don't know, so fine. But, I just got off the phone with Hotels, too--they gave them the run around, too! No refund.

Great quaint place to stay, especially if you're not staying long. Not the most soundproof place (you can hear people walking in the halls or talking outside at the restaurant below), but if you understand that you're in a city then it's fine. I really appreciated that the front desk expedited my check-in because I was super early; I was willing to stay in the lobby but she was kind enough to get the room ready for me early so I could freshen up before my appointment. Neighborhood had places to shop, eat, and relax. Most tourist spots were within a walking distance. Bathroom was clean, shower on the small side though. Definitely would recommend to stay here if you want an airbnb feel in a hotel setting. Some constructive criticism: while sitting in the lobby, I could hear the conversations between the manager and employee, which definitely should've been behind closed doors. Maybe next time, close the door -- I don't think it's wise to let guests overhear that the elevator broke down and your reaction when a guest complained about it or overhear you reprimanding the maid about inventory and laundry. Second, the service was spotty; the first host (asian girl with glasses) that I came across was nice and expedited my check-in, but the last host (older white lady) I interacted with just let me walk into the manager's office to get my bag that I asked to be held until my bus departure...not even an offer to get it for me or to check the hold tag ticket I had.

Great location, good enough hotel.
The good: - Great location on Newbury street, surrounded by shops and restaurants, only a few blocks to the Hynes or Copley T stations. - Very comfortable bed. The down comforter was lovely, and there were extra pillows in the closet. - This place has much more character than a boring chain hotel. The not so good: - There is an elevator inside, but you have to drag your luggage up 8-10 steps out front to get in. - Free breakfast is only until 9:30 am, so you might miss it if you take advantage of all the nearby bars the night before. - I don't believe they changed our bed linens during our 4-night stay. There was no explanation of how to request new bed linens. - Towels were only changed if left on the floor, but there was no notification of this policy. The bathroom was quite small, so there wasn't room to leave them on the floor and still use the sink/toilet. Several times we forgot a towel hanging on the hook on the back of the door, and then didn't receive a new one to replace it. - The window had mini-blinds and a gauzy white curtain, but nothing to block out the sunlight. - Though charming, the room was a bit shabby. Our bathroom wall had a dented area that hadn't been repaired/repainted. It's a minor thing, but I was surprised at this price point to see that. - We were double charged for the room (once when booking on hotels.com, and once on checkout). The staff remedied it quickly and kindly when we noticed and called.

Maintenance Issues
The hotel is in a very desirable area of Boston around very nice boutique shops and wonderful restaurants, which is why we chose it. They offer parking in back of the hotel at a very reasonable rate, and breakfast is included. However, maintenance is an issue here. During our 2 day stay, the TV did not work (they could not fix it, either) and the safe refused to function the entire time we were there, in spite of having a repairman fix it no less than 3 times and declare that it was now OK (it never was). To be fair, they made an adjustment on our bill, recognizing these problems. Breakfast was not wonderful, but it was adequate. The room was spacious and comfortable. Be warned that the rooms mostly face the back alley so you do not have a view of anything worthwhile. Getting around was not difficult as the hotel is a short walk from Copley Sq. where one can get on the MBTA and go almost anywhere. The WiFi was OK and they did not charge extra for it, as some bigger hotels do. There are no coffee or tea-making facilities in the room, but both are available in the lobby.

Great location in an old brownstone house.
This hotel is in a great location, a 5 minute walk to Boylston Street and the Prudential Centre. It is set in 3 old brownstone houses. There are a few steps to navigate when you first arrive, but once inside there is a lift. This is a quirky hotel with lots of little stairs and landings, as you would expect from a hotel of this style. Our room was overlooking the street. It could be a little noisy at times, but not overly so. If this would be a problem for you, ask for a room at the back. The room was a good size and had everything we needed. It was very clean and so were the towels and linens. There was no tea/coffee making facilities in the room, but they were available in the lobby 24/7 along with little biscuits or pastries. Breakfast was included in the price, which was great and unexpected in an american hotel. It could be a bit samey, but if you want something else there are eateries a plenty in the vicinity. All the staff were friendly and helpful. All in all, a great experience.
