I love this property. It is so cute and quaint. The area around is absolutely gorgeous, the only hard part we had was having lunches/dinners. Thankfully just a bit further up the street is mamy restaurants.

The property is really nice at walking distance from the old town and it very well served by public transport. The only downside was that we were put in the attic room and the stair to access it were very steep. We were not asked if the stairs would have cause problems.

Uncomfortable.

The staff was nice and the room was as clean as it could be. The beds were old and very uncomfortable. The linens were all stained including every pillow we could find. The pillows were not comfortable either. The bathroom was clean and had been updated however we had no control over the light as it was on a motion sensor. Once activated the light and fan came on at the same time and stayed on for 20-30 minutes before turning off. So when someone got up in the middle of the night to use the bathroom the light and fan stayed on. The restaurant also was not open while we were there.

Hotel Room and Breakfast Excellent

The room and bathroom were comfortable and clean. The location was just a short walk to the Haymarket tram station. We had breakfast at the hotel twice during our stay. The omlette was excellent along with the self-serve coffee, cold cereal, juices, oast, yogurt, etc.

Sadly, I don't recommend

Myself and 2 friends stayed here for 3 nights and we, sadly, had problems the entire time. We walked into the room and it smelled of water damage and mold, while the floors had so many squishy floor spots, it was like playing "the floor is lava" as a kid. We went to take a shower and the water was either skin-burning hot, or ice-cold. It alternated between the two and didn't stay one temperature for a whole minute. The wi-fi did not reach our room the entire stay, and when we spoke to the front desk about it, they reset the router, but that did not fix the problem. They looked at the shower the 2nd night and got it to stay lukewarm, but the smell never left. They suggested they would try to move us rooms the next night, but they never did. I was excited because this looked like a nice hotel, but it was a major disappointment and no one in my party was happy with it. We had better accommodations in the private room at the Hostel we stayed in at the beginning of our trip. The location was about a 30-minute walk from the main downtown Edinburgh streets, and we were expecting that but not the rest of the issues we had.
