Very comfortable bed with a small but modern bathroom. Great assistance from Colin and others of the staff regarding late arriving luggage. He also kindly loaned me a phone charger for the period of my stay.

Perfect for my family, we needed a triple room. There was a bus stop about 100 metres from the property.The bus's came every 8 minutes
It was quick and easy to get into the city and also access the old city. There are quite a few great restaurants close. Also two laundromats and a great hairdresser.

Woken up two days running by someone playing around with cutlery being very noisy and there were a lot of ants around the floor.

The manager was very helpful and kind. He responded to our requests immediately. Toilet flush was difficult to operate. The unit needed more hangers for towels and storage space in the bathroom.

Room 46. Patio door did not lock just on a restrictor for security, creaky floorboards in neighbouring room, extractor fan in bathroom didn’t work. Hard to find on a busy road in the dark gas to drive around and eventually park 5 minutes away and walk back.

This room is perfect if you want to get the full Harry Potter experience and feel like you live in a cupboard under the staircase. While nicely decorated, the room was very small (I doubt it is bigger than 6 sqm), which is not properly indicated when making the booking. The door was quite hard to open/close and the bathroom was located across the landing area. I know Edinburgh has a very unique hotel scene but this is not worth the money.

Clean and cozy room.
Noice leakage from other guests tolerable.
No safe for valuables, take them with you if staying multiple days.

Decent location and reasonable value for money bearing in mind it is on the outskirts of the capital. Cleanliness and comfort were good overall although there was an old tooth pick left in the bathroom. Rooms though are tired looking with peeling paint and wallpaper and need a complete overhaul. Not a bad price bearing in mind the location as long as you know you are paying for a 2* guest house with no facilities.

No remote for the tv. Bathroom was dim and needed a light above the mirror and faucets were difficult to turn on and off.

Large but very hot room and no way to cool it. Staff unavailable 7pm -8am so very unhelpful unless emergency. No fridge to store food. Bathroom sink so small could not fill kettle and drain completely open. Found old orange peelings under bed. Bed reasonably comfortable but very warm quilt, no sheet, only one pillow.

The room was small but clean. The bed was comfortable and well made up. Travel into the city was easy due to several buses passing the property.
There is definitely not enough parking and a lot of the side roads are permit holders only.
The shower was pretty useless, it would only run scalding hot or freezing cold.
The staff arrive around 8am and proceeded to shout or talk very loudly to each other, or on the phone. This ensures that you get no further sleep. Take earplugs!
We were on the ground floor, which was lucky as there is no lift and people were struggling with their luggage.

Clean and comfortable but too far out. No communication available before our trip eg phone number. Tried messaging before we went, received an automated response that didn't answer my question. Also no breakfast and the nearest cafe was a long walk.
